Average Sold Price: The chart above shows the average sold price by resort town in Summit County, Colorado. The percent change compares 2022 to 2021 for the same period (January 1 – August 5). The overall Summit County average residential sold price is up 27%!
Days on the Market: The ADOM is actually less than last year. Even with more inventory.
The Percent of List to Sold Price: Summit County’s average percent of the list to sold price is down 1 point to 101%. However, in July, that percentage was at 98%.
Number of Sales: Sales continue to be down compared to last year. The chart below shows the sales by resort town in Summit County, Colorado. The percent change compares 2022 to 2021 for the same period (January 1 – August 5). The overall Summit County residential sold properties is down 38%.
Average Sold Price Trends? The average sold price for residential sales in April was $1,344,015, May it was $1,424,188, June it was $1,270,417, and in July it was $1,216,064. The first quarter average sold price was $1,421,414 at a gain of 40% vs 1st Q 2021. The second quarter average sold price was $1,347,830 at a gain of 23% vs 2nd Q 2021.
Inventory: It is increasing substantially now and is up over 100%.
